– Deep clean the entire home before photos or showings, although we at Advere do remove trashcans and unsightly things it’s a good idea for you to make sure the space looks photo ready. 

– Touch up paint and minor cosmetic repairs.  We don’t like to change the integrity of what is being sold,  paint touch ups and other structural depreciation will be captured as is.

– Exterior first impression. Make sure landscaping and curb appeal are well maintained, although we can remove trash cans and signs from the front yard it is recommended that you make sure the property is ready for photos and viewing. 

– Stage key living areas to feel open and inviting.  We offer virtual staging – it’s an inexpensive add on to your interior photos.

– Replace burnt out light bulbs and ensure consistent lighting, don’t forget lamps – lamps add dimension to photos. Sconces, table lamps, night stand lamps, floor lamps…please make sure the bulbs are working, it will make your photos look better.

– Depersonalize the space.  Remove family photos, neutralize the rooms, remove specific decor that reveals your taste such as sports teams.

– Hide cords, trash cans, and everyday household items

– Prepare outdoor spaces like patios, pools, or balconies

– Hide the Life Stuff such as pet bowls, laundry, kids toys.
